What it is
A car lease has two parts: depreciation (you pay for the value the car loses) and a finance charge (the dealer's profit on the money you're effectively borrowing).

Depreciation = (cap cost − residual) ÷ months Rent charge = (cap + residual) × MF Monthly = depreciation + rent charge
